How to buy property at auction

Buying at auction can create opportunities, but it requires method. The starting point is not the price alone: it is the sale notice, appraisal, deadlines and the property's actual situation.

1. Start with the official documents

Always consult the current sale notice, appraisal and any amendments. Check the court, procedure, lot, auction date, bid deadline and participation rules. Online summaries help orientation but do not replace the official documents.

2. Assess the property, not just the discount

The base price and minimum bid alone do not tell you whether the deal is attractive. Consider condition, occupancy, planning and cadastral matters, condominium charges, possible works and the time needed to obtain full availability.

3. Prepare budget and liquidity

Beyond the award price, taxes, professional fees, transfer costs, works and other property-specific expenses may apply. If financing is needed, verify timing and compatibility in advance because the auction follows its own deadlines.

4. Set a limit before the auction

Set your maximum sustainable price in advance based on real value, costs and your objective. Avoid turning the bidding process into an emotional decision: the final price can materially exceed the minimum bid.
