Which costs to consider when buying at auction

The award price is only one part of the total cost. Before setting your bidding limit, build a budget that also includes what happens after the auction.

Taxes and transfer

Tax treatment depends on the buyer, property type and specific circumstances. Do not rely on a generic percentage; have the specific case checked before setting the budget.

Professionals and checks

Legal, technical, tax or financing support may be needed. The initial AURA consultation frames the case and next steps; any further professional services are defined separately.

Works and regularisation

If the appraisal highlights maintenance, discrepancies or required works, include a realistic estimate and contingency. A low price does not automatically offset significant later costs.

Timing and cost of capital

Also consider the period between award, transfer, effective availability and rental or resale. Time has a cost, especially for an investment-oriented purchase.
